Years ago I stood in front of our guesthouse and could not decide whether to list it by the night, by the month, or by the season. I had the spreadsheet open. I had read everything. And I was completely stuck, because I was trying to answer the wrong question.
I thought the question was, "How do I run a short-term rental well?"
The real question was, "Is a short-term rental even the right model for this place, in this town, for the life I actually want?"
Most people zip past that question entirely. Not out of laziness. They skip it because the loudest advice online assumes the answer is already short-term, so they default into it without ever choosing it. Then they spend two years and real money learning that a medium-term or seasonal model would have fit their property, their schedule, and their town far better.
The model is the most expensive decision you'll make, and it's the one people make without noticing they made it. Choosing it on purpose, before you list, is the whole game. Everything downstream, pricing, systems, turnover, compliance, is easier when the model actually fits.
So before the listing, before the furniture, before the pricing calculator: pick the model on purpose.
Read the terrain
The ground is shifting in a way that makes the model choice matter more, not less. California's SB 346 took effect January 1 and now forces Airbnb, VRBO, and the other platforms to hand cities your host name, address, nights booked, and registration status. Santa Barbara just advanced an ordinance with a permit fee north of three thousand dollars plus a recurring annual renewal. Houston has started telling platforms to pull listings that don't carry a valid city certificate.
None of that is a reason to panic. It's a reason to read the pattern: enforcement is getting specific and local, and the owners who choose their model amidst their actual regulatory terrain are the ones who'll still be operating when the dust settles.
